Kitchens, bathrooms, bedrooms, living areas and floors are cleaned in an empty unit: dusting, vacuuming and mopping throughout. The list reflects our own scope. It is not an industry or legal standard, and landlord checklists vary.
Kitchen: counters, sink, outside of cabinets
Bathrooms: toilet, tub or shower, sink, mirror
Bedrooms and living areas: dusting, baseboards, doors, switch plates

Move-in vs move-out
How is a move-in clean different from a move-out clean?
Move-Out Cleaning prepares a unit for the next person who will see it, whether a landlord, tenant or buyer. Move-In Cleaning prepares a home the previous occupant left, before your furniture arrives.
Move-out: timed for after the movers leave and before handover
Move-out: focused on the condition the next person will see
Move-in: timed for before boxes and furniture come in
Plan the clean for after the movers leave and before the keys change hands. Leave a little slack before your handover date in case you want to look over the result.
Elevator and loading-area rules vary by building. Check your building’s move-in and move-out rules, book the elevator and loading area, and pass the details on when you request a quote.
Agree how cleaners get in: you are present, a key, a lockbox or a code
Tell us about fobs, concierge sign-in and ID rules
Many tenancies end at month-end, so book early around those dates

Ontario rules
What does Ontario expect of a tenant when moving out?
Ontario tenants must keep a rental unit to “ordinary or normal cleanliness,” which the Landlord and Tenant Board (LTB) describes as “up to the standard that most people would consider ordinary or normal cleanliness” (LTB, Information for New Tenants). An untidy unit alone is not grounds for eviction, but a unit so dirty that it attracts pests or interferes with others could be. Tenants are not responsible for normal wear and tear, but must repair or pay for damage beyond it (LTB, Maintenance and Repairs).
A rent deposit can only be used as the rent payment for the last month or week before the tenant moves out. It cannot be used for anything else, such as repairing damage (LTB, A Guide to the Residential Tenancies Act). This page makes no ruling on cleaning charges. These are residential tenancy rules, and this is general information, not legal advice. Check your lease first, since this page cannot tell you whether it requires a professional clean. If unsure, ask the Landlord and Tenant Board or a legal clinic.
Process
How does a move-out clean get from booking to handover?
The process starts with your quote request.
Send your details
Send the address, unit size and handover date through the quote form.
Agree the scope
Review the details and any add-ons before the day.
Clean and look over
The empty unit is cleaned to the agreed scope, ready for you to look over before handover.
Handover
What proof can you give your landlord?
A receipt can show the date and the scope of the clean, and photos can show how the unit looked when it was finished. Neither controls how a landlord or buyer judges the result, and we cannot promise that outcome.
Compare your landlord’s checklist with the scope on this page
Flag any line that does not match in your quote request
That depends on your lease, which this page cannot read. See what Ontario expects of a tenant above, and ask the Landlord and Tenant Board or a legal clinic if you are unsure.
Send us the checklist or the cleaning terms in your lease with your quote request and we can compare it against our scope. We cannot guarantee how a landlord will judge the result.
Remove your belongings and rubbish before the clean, since junk removal is not part of the service. Tell us in your quote request if anything will still be in the unit.
Remove belongings and rubbish, keep the power and water on, arrange keys, fobs and building access, and point out problem spots such as stained grout or a greasy oven.
